Advance purchase rates are non-refundable but you can modify the date of your stay should plans change.

- Receive 23% off for bed and breakfast stays that are booked for a minimum of 2 nights on an advance purchase (23 for 23 Offer tariff) through our website.
- 23% discount calculated from our standard flexible bed and breakfast rate.
- Bookings must be made on or before January 31st, 2023 for stays completed by 20th December, 2023.
- Advance purchase rates are paid in full at the time of booking and are non-refundable. You may modify the date of the stay up to 48 hours prior to the original check-in. Date modification is subject to availability and payment of any difference in price. No refunds will be given. Date changes can only be applied once to a booking. All stays must be completed by 20th December 2023.
- This offer is only available for new bookings made directly through the hotel's website, not those booked via a travel agent, via a third party or on the phone.
- This offer is not applicable on bookings for stays connected with special events such as Christmas, Hogmanay, weddings / events or dining packages.
- This offer cannot be used in conjunction with any other offer or a promo code.
- The maximum occupancy per room is 2 people, there is no capacity in rooms to accommodate a rollaway bed or travel cot. Dogs are permitted in selected rooms, upon request in advance. A fee is applicable for dog stays.
